What Are Loan Conditions

A mortgage lender may approve your loan conditionally. This means that your loan will
be approved provided that you satisfy certain conditions. Loan conditions are
not always applicable, but it is good to know about them ahead of time - buying a home is stressful enough!
Typically, loan conditions require that additional information be furnished to prove that what you have told
the lender during the approval process is accurate. The lender has decided that an extra
level of verification is required, and all you have to do is supply the requested information or documents.
In some cases, the “proof” already exists. A lender may ask for a recent pay stub, an offer letter if you
just got a new job or a recent tax return if you are self-employed. If the lender has questions that are not
answered by existing documentation, you may have to write a brief statement. For example, a history of late
credit
card payments might prompt a lender to require you to write a letter explaining why you let this happen.
If loan conditions arise, your lender will explain exactly what
you need to provide. Conditions usually are not difficult to satisfy, so there is rarely a reason to worry!
